              Farmland Values Maintained Despite Lower Grain Prices

Valley Farm, Buxhall near Stowmarket recently offered for sale by Peter Crichton included 197 acres of productive arable land together with planning consent for the erection of a small farmhouse, in an area where large blocks of land of this nature rarely come on to the market. Peter Crichton is pleased to report that the property has been sold as a whole to a nearby farmer at a figure close to the guide price of £5,500/acre (subject to contract). The property was divided into three lots and also attracted bids from buyers looking for smaller blocks of land underlining the fact that despite current turbulent times on the financial market, agricultural land still represents a good long term investment opportunity with associated Inheritance Tax benefits. Other recent sales of land agreed by Peter Crichton near Stanton and Mildenhall have also been at prices in the £5,000 - £6,000/acre region. Although cereal prices have fallen by almost half over the past 12 months, lower interest rates may help to encourage buyers to continue to support the agricultural land market which will hopefully remain at firm levels in the future.
